Bangalore Expansion Moves to 2027

Phoenix Mills confirmed during its Q1 FY27 earnings call that Phoenix MarketCity Bangalore Phase 2 will now proceed with more than 50% of space already leased. The company has shifted the previously planned 2026 expansion timeline to 2027, according to management commentary shared on July 29, 2026.

This adjustment comes as Phoenix Mills continues to execute a broader expansion strategy. The company aims to grow its retail platform from 11.5 million square feet to over 14 million square feet by 2027, and further to 18 million square feet by 2030.

New Floor Designed Around Food and Beverage

The Phase 2 expansion now features a dedicated food and beverage-focused floor of approximately 170,000 square feet. This strategic shift reflects evolving tenant preferences and consumption patterns in premium retail environments. The company has already launched the Gourmet Village, a two-level dining and entertainment hub at Phoenix Palladium in July 2025, with a similar concept planned for Phoenix MarketCity Bangalore.

The Property and Its Market Position

Phoenix MarketCity is located in Whitefield, Bengaluru, and is the largest mall in Bangalore, housing about 300 brands in total, a cinema, and a food court. The mall was opened to the public in October 2011 and has a total retail floor area of 1,000,000 square feet.

The property maintains a strong market position due to its size and location in a high-growth area, with annual footfall estimated at over 15 million visitors driven by the young professional demographic and weekend family outings.

Developer Context

Phoenix Mills began its geographical expansion in 2011 by launching three Phoenix Market Cities in Bengaluru, Pune, and Kurla. Today Phoenix Mills stands as the largest retail-led mixed-use asset developer in India.

The company's expansion of existing malls—Phoenix Palladium, Mumbai and Phoenix MarketCity Bangalore—targets an increase in operational retail space from approximately 11.2 million square feet to approximately 14 million square feet by 2027. The company reported robust growth in Q1 FY27 across retail with 32% consumption growth, office occupancy reaching 72%, and double-digit RevPAR growth at key hospitality properties.
