The location
The project address places the planned towers on Dr. Rajkumar Road in Rajajinagar, a well-connected part of western Bengaluru. Orion Mall, World Trade Center Bengaluru and Sheraton Grand Bengaluru are across the road from the development, at approximately 0.10 km on the project brochure map. Brigade School and Manipal Hospital Yeshwanthpur, formerly Columbia Asia Hospital, are each shown at around 0.20 km.
The project map also places a metro station approximately 0.20 km away. Rajajinagar is served by the Namma Metro Green Line. The map lists MG Road at approximately 8 km and Kempegowda International Airport at approximately 34 km. These distances are map-based indications for the wider project location.
The developer
The Phoenix Mills Limited traces its corporate history to 1905 and operates across retail, residential, commercial and hospitality sectors. In Bengaluru, the group identifies One Bangalore West and Kessaku as its residential projects. Its FY2024–25 annual report records gross sales of ₹212 crore and collections of ₹219 crore from One Bangalore West Towers 1–7 and Kessaku together during the year.
Phoenix Mills also reported an average selling price of ₹26,000 per sq. ft. for its Bengaluru residential portfolio in FY2025, up from ₹24,000 per sq. ft. in March 2024 and ₹16,000 per sq. ft. in March 2020. Those figures describe the company’s Bengaluru portfolio and are not prices for Towers 8 and 9.
What comes next
The next milestone is the progression of planning and regulatory approvals, followed by a launch announcement from the company. Phoenix Mills’ FY2024–25 report identifies the towers as part of its upcoming residential expansion and gives the combined saleable-area estimate as approximately 0.67 million sq. ft., subject to those approvals. The project is therefore at the planning stage, with further details tied to the company’s future launch.
