The Group has been a pioneer in converting mill land into modern, multi-use integrated property, and High Street Phoenix was the first consumption centre developed in India. That model was later scaled nationally: Phoenix Mills is a 100+ year old company that has established a distinctive presence in 8 cities with close to 17.5 mn sq ft in retail, entertainment, commercial, residential and hospitality assets spread over 100+ acres. The capital behind the Wakad site came from an institutional alliance rather than a solo build. Island Star Mall Developers Private Limited, the first joint venture between Phoenix Mills and CPP Investments, was formed in 2017 to develop, own and operate retail-led mixed-use developments, and in addition to owning Phoenix Marketcity Bangalore, it owns and is currently developing three such projects at Wakad Pune, Hebbal Bangalore and Indore.
The retail component, Phoenix Mall of the Millennium, is the larger of the two Wakad assets. This retail destination spans 16 acres and over 12 lakh square feet of gross leasable area, located in the key consumption center of West Pune. Group chairman Atul Ruia framed it as a direct successor to the Viman Nagar project: the mall was unveiled as the group's second retail destination in Pune, at Wakad. Phoenix Group does not currently carry a tracked residential project in Wakad, but its retail and commercial developments have become fixed reference points for the surrounding housing market. Listings for newer residential launches in the corridor routinely cite the mall as a lifestyle marker: premium destinations like Phoenix Mall of the Millennium, Westend Mall, E-Square, and Balewadi High Street are a quick 5 to 10 minute drive from projects along the Wakad stretch. Pricing in the micro-market has moved up in step with this infrastructure build-out. Wakad's average property rate rose from around ₹11,161 per sq ft in June 2025 to ₹11,950 per sq ft by December 2025, with the market currently commanding an average asking price of ₹12,241 per sq ft. Independent trackers place the broader band a little lower but confirm the same direction: prices in Wakad range roughly ₹7,500 to ₹11,000 per sq ft, with about 17 percent CAGR between 2020 and 2025. The road network that made the site attractive to Phoenix in the first place remains the locality's core selling point — Mumbai-Pune Expressway entry at Wakad, direct access to PCMC industrial zones, and proximity to Hinjewadi Phase 1 give the locality a dual catchment that most Pune micro-markets lack.
