The Phoenix Mills has secured approvals for phase 3 of the expansion at its Whitefield campus, with civil work set to commence shortly. The announcement was made during the company's Q1 FY27 earnings call on July 29, 2026.
The Whitefield campus currently comprises offices totaling around 0.4 million square feet and a 400-key Grand Mercure Hotel, forming part of the Phoenix MarketCity Bangalore super campus. The expansion is part of management's plan to grow the retail platform towards 18 million square feet by 2030.
Whitefield's Role in the Developer's Portfolio
The Whitefield campus represents a significant node in The Phoenix Mills' mixed-use development strategy. Phoenix Marketcity Bangalore, located on Whitefield Main Road in Mahadevapura, covers 1.4 million square feet across four floors, making it the largest mall in Bangalore by area. For Bangalore's IT workforce concentrated in Whitefield and surrounding areas, Phoenix Marketcity serves as a weekend destination, social hub, and dining landmark for hundreds of thousands of young professionals, families, and expats in East Bangalore.
Pipeline and Growth Outlook
The phase 3 expansion sits within a broader development pipeline announced during the earnings call. The company expects to launch new residential developments in Kolkata and Bangalore by the end of 2026 or early 2027. Three large retail-led developments in Thane, Chandigarh, and Coimbatore continue to move through execution, with completion targeted by 2030.
