Phoenix Grand Victoria (Kolkata) Achieves 79% Pre-Leasing Ahead of H2 FY28 Opening

Strong Tenant Momentum for Kolkata's Largest Mall

Phoenix Mills disclosed in its Q1 FY27 operational update that Phoenix Grand Victoria in Kolkata has achieved 79% pre-leasing, with the mall slated for the second half of FY28. The pace of tenant commitment underscores market confidence in the project as construction enters final phases.

Spanning 7.48 acres with 1 million square feet of retail in its first phase, the mall is developed by Phoenix Mills and Canada Pension Plan Investment Board with a project cost of ₹600 crores. The project will become East India's largest mall, featuring approximately 1 million square feet of retail space in Alipore.

Retail Portfolio Expansion in a Growing Market

Phoenix Mills reported portfolio consumption of ₹4,727 crore across its pan-India retail assets in Q1 FY27, representing a 32% increase compared to the same period last year. This strong underlying consumption across the company's existing properties provides a supportive backdrop for the Kolkata launch.

Phoenix Marketcity Kolkata, positioned in the upscale Alipore neighborhood through the CPPIB joint venture, represents The Phoenix Mills Limited's entry into eastern India. The mall opened in the second half of 2024, spanning 1 million square feet across a 7.5-acre site.

The market context is favorable. Prime ground-floor retail spaces in Kolkata's organized sector range from ₹250–350 per square foot per month, with upper floors at ₹150–250. Kolkata's organized retail market shows 8–10% vacancy rates in 2025, with footfall at 80–90% of pre-2020 levels.

Multi-Segment Growth Strategy

The pre-leasing milestone arrives as Phoenix Mills broadens its portfolio beyond retail. Commercial office occupancy rose to 72% in June 2026 from 70% in March 2026, with 1.9 lakh square feet of gross leasing during Q1 FY27. The hospitality division delivered double-digit Revenue Per Available Room growth, notably 15% at The St. Regis Mumbai.

Phoenix Grand Victoria will include a multiplex, food court, gaming and entertainment space, wellness center, and 1,834 underground parking spaces. This mixed-use composition reflects Phoenix Mills' established model of combining retail with experiential and lifestyle components.

H2 FY28 Timeline and Broader Pipeline

Phoenix Mills expects both its Kolkata mall and Phoenix Surat to launch in the second half of FY28, with the latter at 41% pre-leasing. The staggered H2 timeframe allows the developer to manage execution and market absorption simultaneously across two flagship expansions.
